Had a wall grant before? The second wall measure
A home that had a wall insulation grant can't get the cavity grant again, but since 2 March 2026 it can apply for a second wall measure. After a cavity wall grant, that's internal insulation (dry lining) or external insulation (the wrap). After internal insulation, external only. After external insulation, there's no second wall measure.

Check your cavity wall grant
Four quick taps. You see your grant as you go, then what the job typically costs after it, the BER and your next step. Your number is only asked for at the end, if you want a price.
A semi-detached built before 2011, no earlier wall grant: a €1,300 grant, and the job typically costs €1,585, so about €285 is left to pay.
How this is worked out
SEAI pays a fixed cavity wall grant for each house type, and a higher fixed amount to homeowners on certain welfare payments and to landlords with a HAP or RAS tenant. The typical cost is the median price of cavity wall insulation for your house type across thousands of grant-funded jobs, and the post-works BER is its median price less its own grant. Your installer prices your walls after a look: it's a guide to plan with, never a quote. SEAI decides every grant.
The grants for the second measure
| Home type | Internal (dry lining) | External (the wrap) |
|---|---|---|
| Detached | €4,500 | €8,000 |
| Semi-D or end of terrace | €3,500 | €6,000 |
| Mid-terrace | €2,000 | €3,500 |
| Apartment | €1,500 | €3,000 |
If the work changes more than 25% of the home's outside surface, the building regulations ask the home to reach a B2 BER, or to have a heating system and attic insulation that meet the regulations.
Not sure what was done?
If you bought the house, the last owner may have had a grant, and wall grants go by the home's MPRN. Ask SEAI before you apply, so a refusal doesn't cost you time.
