The cavity wall grant for landlords

Landlords can apply for the cavity wall grant on a let home: €1,800 for a detached house, €1,300 for a semi-detached or end-of-terrace house, €850 for a mid-terrace house, €700 for an apartment. With a tenant on HAP or RAS, the landlord gets the higher rate: €2,300, €1,700, €1,100 and €900. SEAI may ask for proof of the tenancy.

HAP and RAS

A let home with an active HAP (Housing Assistance Payment) tenancy or a RAS (Rental Accommodation Scheme) arrangement gets the higher cavity wall grant, raised for landlords on 6 October 2026. Keep the evidence of the tenancy: SEAI may ask for it, and applications may be audited.

Check your cavity wall grant

Four quick taps. You see your grant as you go, then what the job typically costs after it, the BER and your next step. Your number is only asked for at the end, if you want a price.

A semi-detached built before 2011, no earlier wall grant, let to a HAP or RAS tenant: a €1,700 grant, and the job typically costs €1,585, so the grant covers the job.

Step 1 of 6

What kind of home is it?

SEAI sets a fixed grant for each house type.

How this is worked out

SEAI pays a fixed cavity wall grant for each house type, and a higher fixed amount to homeowners on certain welfare payments and to landlords with a HAP or RAS tenant. The typical cost is the median price of cavity wall insulation for your house type across thousands of grant-funded jobs, and the post-works BER is its median price less its own grant. Your installer prices your walls after a look: it's a guide to plan with, never a quote. SEAI decides every grant.

The landlord deduction

Landlords can also deduct the cost of energy upgrades from rental income: the lesser of €10,000 or the actual cost, net of the SEAI grant, for up to three properties, for work done from 2026 to 2028. Ask your accountant how it applies to you.

Your tenant

The installer needs to get round every outside wall, so agree the day with your tenant. The grant rules are the same as for any home: built and first lived in before 2011, no earlier wall grant on the MPRN, and approval before any work starts.
